What home improvements get the best return on investment?

Are you trying to figure out what to improve in your home to get the best return on your investment?  If so, then you are not alone, this is definitely a common question asked of real estate agents.  

Quick and inexpensive:
  • Clean the house: Cobwebs in the light fixtures, dust on the baseboards, wash the top of the fridge.  Clean like you need to get your damage deposit back, :)
  • Tidy up outdoors:  Cut the grass, trim the trees, weed the flower beds, wash the deck, clean the windows.
  • Maintenance: Change burnt out light bulbs, replace dripping taps, fix a running toilet, clear clogged drains, repair tub surround and grout.
Do it your self upgrades:
  • Paint - Select neutral colours.
  • Front Door - replace the front door with a steel security door. 

Hired help:
  • Kitchen and Bath typically have the best return on your investment but be cautious that you do not invest more then 20% of the current value of you home.
  • Add a deck to supply and outdoor entertaining area.
  • Replace windows to improve energy efficiency
